The review was conducted by specialists Gardiner and Theobald and also identified Langarth Farm near Threemilestone as the preferred location for the development.

Under the "enhanced stadium" option, the new community stadium would boast integrated community and commercial facilities, as well as a business centre.

Gardiner and Theobald's study said the £24m option would offer greater financial viability, as well as generating up to £3m per year in visitor spend for the local economy.

A Cornwall Council spokesperson said: "As a community stadium, the project is intended to provide economic regeneration and social benefits.

"As an economic development project the stadium could create up to 400 full time direct and indirect jobs and facilitate visitor spend of up to £3m per annum.

"The social benefits include an increased participation in sport, social cohesion and inclusivity, and engendering pride within the community."
